Do I need Building Regs for a garden room?
As a rule of thumb: under 15m² internal floor area usually needs nothing; 15-30m² can be exempt if it's single-storey, far enough from boundaries and contains no sleeping accommodation; over 30m², closer to a boundary, or with sleeping use, Building Regs apply.
Where Regs apply - or where there's a beam or portal involved - you'll need construction drawings (and structural calcs from an engineer for any structure), which I can produce.
